State Street Realty Team of Pino & Trelles Broker $5.6M Sale of Doral Warehouse to Church
A team from brokerage and advisory firm State Street Realty completed the sale of a Doral warehouse for $5.6 million.
That’s $193 per square foot — a record in Doral for a free-standing warehouse of more than 20,000 square feet.
Granite Capital Investments LLC, a Miami-based sponsor of institutional grade commercial real estate investment, sold the 29,000-square-foot building at 9590 NW 25th St. to the Church of Jesus Christ the Almighty Inc. The deal closed Sept. 8.
State Street Realty president George Pino, vice president Frank Trelles and associate Brian Cabielles represented Granite Capital.

State Street Realty, a Miami based brokerage and advisory firm, closed the sale of a 29,000-square-foot industrial property in Doral, located at 9590 NW 25 Street. The transaction is valued at $5.6 million, or at $193 per square foot, marking a new benchmark for the highest per-square-foot sales price for a free-standing warehouse above 20,000 square feet, according to a release. The Buyer, Church of Jesus Christ the Almighty, Inc., was represented by Diego Jonathan Aguero of Florida Real Estate Experts. State Street Realty President George Pino, SIOR, Vice President Frank Trelles, SIOR and Associate Brian Cabielles represented the Seller, Granite Capital Investments, in this transaction.

The vacancy rate for industrial space in the Miami Airport / Doral area is approximately 4%, according to State Street Realty. Honorees are first nominated by former 12 Good Men award recipients and then the event committee members select the 12 finalists. California-based Custom Space has leased its first South Florida location with an 85,000-square-foot industrial space at Doral Logistics Center. State Street Realty’s Frank Trelles represented Custom Space in the deal for the building at 2900 N.W. 112th Ave. Trelles said "Custom Space will fill an important gap in the market for small businesses that need short-term warehouse leases, but a typical self-storage bay of about 200 square feet is too small for them. There are many local businesses, especially those importing and exporting products, that could use a larger warehouse, but aren’t ready to commit to a multi-year lease".

International logistics firm Ocasa acquired a property in Beacon Lakes Business Park in west Miami-Dade County to build a 40,000-square-foot office/warehouse facility. The company’s U.S. headquarters facility would have 65 employees, up from about 40 employees in its three current warehouses in Miami-Dade, said Frank Trelles, VP of State Street Realty. He represented Ocasa in the deal along with State Street Realty President George Pino in the $2.42 million deal for 2.15 acres.
